Nestled beside the iconic Queen Elizabeth Olympic Park in East London, Chobham Manor is a vibrant community of 880 homes within the London Borough of Newham. This diverse estate offers a rich blend of living options, including townhouses, duplexes, and low-rise flats, catering to leaseholders, freeholders, shared ownership, and housing association tenants alike. It is a place where community spirit, green living, and modern conveniences blend seamlessly to create a place we are proud to call home.
A Green Oasis in the Heart of the City
Chobham Manor is a green haven in the urban landscape, featuring 360 trees and beautifully mixed plantings that create a serene environment for its residents. The community is also home to three young children's playgrounds, adding to the family-friendly atmosphere. One of the estate's most cherished projects is the burgeoning orchard, lovingly tended by residents under the guidance of Neil Sinden, showcasing the community's commitment to green living.
Community and Care
The roads within Chobham Manor are privately maintained, with all residents contributing to a service charge that ensures the grounds and estate are kept in pristine condition. Since welcoming its first residents in 2016, Chobham Manor has blossomed into a fully developed estate, thanks to the dedication and care of its community.
The Chobham Manor Residents Association has been an integral part of the community since its inception, addressing concerns and fostering a strong sense of unity among residents. This proactive approach has helped shape Chobham Manor into the thriving community it is today.
Safeguarding the Olympic Legacy
Chobham Manor was built by Taylor Wimpey, with L&Q, one of the country's largest Housing Association Property Landlords, managing the leaseholder blocks and estate grounds. Following the adoption (i.e. transfer of responsibility) of Olympic Park Avenue and Abercrombie road we have held a number of meetings with London Borough of Newham (LBN) traffic officers; the latest of which was a Q&A session on 1 July 2025.
LBN have provided data supporting the road layout changes and have provided answers to a set of questions :
LBN have undertaken to share the results of the June 2025 and Autumn 2025 traffic surveys and will consult further on traffic routing.
We do not know when the "Modal Filter" (the restricted turning at Temple Mills Lane/Abercrombie and Westfield Avenue/Olympic Park Avenue will be implemented; LBN have indicated that this will be late August/September 2025. They will provide advanced notice of the change to residents.
