Fire Risk Assessments

We are paying for Fire Safety Checks.  Their expected frequency depends on the size of apartment block and is as follows:

• 7 stories and taller - annually

• 5-6 stories - every 3 years

• 2-4 stories - every 4 years

• Less than 2 stories every 5 years (we not have those here)

Frequency may change if risk is deemed higher - eg vulnerable residents

L&Q is obliged to send fire safety advice to residents annually.  It has just been published - you can see it on the L&Q website.

You can check when your FRA is next due (and when it should be in your Service Charge) in this Spreadsheet .

Fire Door regulatory checks are due more frequently as follows:

Apartment doors:

• >=4 stories: every two years

• <4 stories: sample check

Communal doors eg stairwell, lobby doors must be checked quarterly.
