This diverse estate offers a rich blend of living options, including townhouses, duplexes, and low-rise flats, catering to leaseholders, freeholders, shared ownership, and housing association tenants alike. It is a place where community spirit, green living, and modern conveniences blend seamlessly to create a place we are proud to call home.
A Green Oasis in the Heart of the City
Chobham Manor is a green haven in the urban landscape, featuring 360 trees and beautifully mixed plantings that create a serene environment for its residents. The community is also home to three young children's playgrounds, adding to the family-friendly atmosphere. One of the estate's most cherished projects is the burgeoning orchard, lovingly tended by residents under the guidance of Neil Sinden, showcasing the community's commitment to green living.
Community and Care
The roads within Chobham Manor are privately maintained, with all residents contributing to a service charge that ensures the grounds and estate are kept in pristine condition. Since welcoming its first residents in 2016, Chobham Manor has blossomed into a fully developed estate, thanks to the dedication and care of its community.
The Chobham Manor Residents Association has been an integral part of the community since its inception, addressing concerns and fostering a strong sense of unity among residents. This proactive approach has helped shape Chobham Manor into the thriving community it is today.
Safeguarding the Olympic Legacy
Chobham Manor was built by Taylor Wimpey, with L&Q, one of the country's largest Housing Association Property Landlords, managing the leaseholder blocks and estate grounds. We are running a campaign to increase our membership to a level that would enable us to apply for formal recognition. A move that would bring us benefits and controls that would enable us to have a formal say in the future of the estate. Presently we have a say but it’s at the discretion of the LLP and L&Q and we would like to formalise this.
We need another 90 members to reach this threshold, this is the reason for the membership campaign.
To encourage new members a voucher to be spent at Suela’s cafe to the value of £30 will be awarded to a randomly picked new member each month until March.
We are not forgetting existing members. In January and February three existing members (three each month) will be randomly chosen from the membership list to receive a voucher to the value of £15 for either Charles Bakery or Bridget’s Cafe.

Is there a cost? No
Does it require any work or effort on the member’s part? No, but we do welcome residents getting involved if they wish
What are the benefits? To be honest the residents association operates on behalf of all residents on the estate, regardless of membership so we support our neighbours anyway. We are hoping that residents would find a way to sign up to membership to help us reach the legal threshold.
Who does this apply to? It apples to all residents on the estate whether Housing Association or Private Tenants, Shared Owners, Leaseholders or Freeholders.

We continue to challenge the Fixed Estate Charge (AKA Park Charge) across many fronts ranging from political lobbying, legal challenges and detailed challenges of demands for payment.
Not sure whether your FEC calculation is correct (we all hope for that), use the FEC calculator on the Park Charge challenge page.
The service charge reconcilliation is upon us, many of you will have received a reconcilliation startement in the post, in many cases we are facing significant increase from the estimates.
It is up to us to investigate and, where appropriate, challenge the numbers in the statement. The CMRA is here to help.
The Sinking Fund (AKA Reserve Fund) is an important part of Leasehold living and is a reserve of funds put by for the cyclical replacement of (mainly) apartment block assets (e.g. lifts, windows, roofs) and the cyclic redecortation of blocks (e.g. painting, carpets, floors).
L&Q have conducted a review and you will have received a letter from them for the status fund for your block - the qquestion is whether we are accumulating sufficient funds for replacement when due and the risk that we run out of money and demands are placed on residents for more.
We have been working with L&Q to get this right and to help them to communicate with residents over the data.
